Franklin Croft Hospitality Acquires the Hampton Inn
Del Mar for $11.6 million, $90,000 per room
SAN DIEGO (October 8, 2003) � Roger Joseph, President and CEO of Franklin Croft Hospitality, today announced the acquisition of the 129 room Hampton Inn Del Mar by the company�s affiliate, Del Mar Hotel, LLC.  The property was purchased from Arizona-based HBF Holdings LLC for $11.6 million or $90,000 per room.  Thrivent Financial for Lutherans provided financing for the transaction in the amount of $6.8 million.

The three-year old Hampton Inn is located at 11920 El Camino Real, San Diego, CA 92130 in an affluent suburb east of Del Mar. The four-story, select-service hotel sits on 1.36 acres with 130 parking spaces of which 71 are in an underground parking structure.  The hotel was designed and constructed to exceed the Hampton Inn brand standards including such features as the distinctive cupola and natural stone vanities in the bathrooms.

�Franklin Croft is delighted with the acquisition,� said Joseph.  �The San Diego hotel market has demonstrated remarkable resiliency and possesses major barriers to entry.  As a result, well-located properties here trade infrequently.�  He continued, �We believe this property is particularly well located near the Del Mar Heights and Torrey Pines Mesa employment centers as well as within the Carmel Valley growth corridor.�  

Vice President and Asset Manager, Thomas Leeman, also stated, �The property�s location near UCSD and the beaches of Del Mar makes it an ideal destination for price-conscious leisure and business travelers.�

Franklin Croft is an active investor and developer of quality hotel assets principally on the West Coast.  This acquisition marks the company�s third hotel asset in California.  Franklin Croft will serve as the owner/operator. The company also developed and jointly owns the 280-room Hilton Santa Clara together with Oaktree Capital Management and has an ownership position in the historic 75-room Grande Colonial hotel in La Jolla, which was recently restored to its classic elegance.

�The Company plans to aggressively pursue additional transactions in the California market along with several development projects slated for prime coastal locations,� said Senior Vice President Lee Gibbs.  �We are actively engaged in the hotel market and are open to discussions with potential joint venture partners on all of our projects. �
Hampton Inn is a member of the Hilton family of brands, which includes Conrad, Doubletree, Embassy Suites, Hilton Garden Inn and Homewood Suites.
