Developer Eric King Building $11.5 million 145-room
Courtyard by Marriott in Saratoga Springs, NY
Saratoga Springs NY (November 3, 2003) � A new 145-room upscale Courtyard by Marriott will open next May, on the former site of Spa Steel at 11 Excelsior Avenue in Saratoga Springs, NY. Developer Eric King and BBL Construction are moving ahead with construction of the new building and expect to have an enclosed structure before the end of the year so interior work on the $11.5 million project can continue on schedule.

The new Saratoga Springs Courtyard by Marriott is being designed to fit the architectural style of the city, with an emphasis on brickwork consistent with the prevailing elegant Victorian genre that characterizes Saratoga. The developers are also working with the city planning board to incorporate streetscape elements such as a lower level promenade.

�Saratoga has welcomed our plans,� said Eric King principal owner, Spa Hotel, L.L.C. developer of the property. �We are transforming an industrial site into an attractive venue for business and leisure travelers that both recognizes the seasonal demand for ever-more hotel rooms and the off-season need for upscale business accommodations and meeting space. Business travelers and their companies are accommodating their travel patterns to the current economic realities, which means more travelers are driving to their destinations and more companies are looking for cost-effective regional alternatives for meetings, conferences and training sessions. All of those trends are incentives for us to provide comfortable accommodations and high quality service under the well-respected Courtyard by Marriott brand.�

Ocean Hospitalities, Inc. will manage the new hotel when it opens in May. The company operates 114 hotels and more than 18,400 rooms under various brands for owners around the country and is one of the leading Marriott franchisees in the system.  Ocean Hospitalities manages the Holiday Inn Express in East Greenbush, NY for the same principals as Spa Hotel, L.L.C.

The new hotel will incorporate 145 rooms and oversize suites. Guestroom amenities include: two 2-line telephones with dataport, separate CAT-5 high speed Internet access, coffeemaker, sitting area with 27� remote-controlled color television with on-demand movies, iron and ironing board, clock radio, and hair dryer. The suites additionally feature microwaves, refrigerators and wet bars.

The meeting space will cover 3,000 sq. ft. On the lobby level, there will be a 358 sq. ft. Boardroom and a 764 sq ft. meeting room. The lower level conference center, which is built into the hillside and affords full-length window views of the site from each meeting room, includes a 1,431 sq. ft. conference room that can be divided in two, and an additional (third) 429 sq. ft. meeting room. The public spaces will incorporate themes reflecting Saratoga�s rich history as a gathering place for social and civic events.  Additionally, the hotel will feature a restaurant offering breakfast year-round and light evening fare in peak season, a small lounge, indoor pool and exercise facilities, upgraded business center, sundry shop and guest laundry facilities.

The Saratoga Springs Courtyard by Marriott is located on the north side of Saratoga, half a mile from I-87�s Exit 15, with excellent access to the Saratoga Race Track, The Saratoga Performing Arts Center, Saratoga National Historic Park and other area visitor attractions. The hotel is within walking distance of the Saratoga Springs City Center.
