MEMPHIS, Tenn. - Aug. 28, 2001-- Homewood Suites(R)
by Hilton, the national brand of upscale all-suite, residential-style hotels
targeting extended-stay travelers, today announced the opening of its first
newly designed Generation V Homewood Suites by Hilton prototype hotel,
in Sioux Falls, South Dakota. This latest generation hotel introduces new
spacious suites, coupled with the brand's popular one-and-two bedroom suites.
Owned by Great Plains Lodging V, LLC, the hotel also is the brand's first in South Dakota, adding another destination to Homewood Suites by Hilton's growing roster of more than 100 hotels nationwide. The hotel will be managed by Northern Plains Management Co. Featuring a total of 95 suites, the three-story hotel offers 49 Homewood Suites by Hilton traditional one-and-two-room suite configurations and 46 newly created studio suites. The new Generation V layout and design offers the same high-quality "home-like" in-room amenities for which the brand is well known yet opens up the wall once separating the living and bedroom areas creating a "studio-living" atmosphere. "Throughout our 12-year history, we have enhanced the design of our upscale product to meet the changing needs and expectations of extended-stay guests, while containing construction costs," said Jim Holthouser, senior vice president, Homewood Suites by Hilton brand management. "The result is a more versatile hotel product allowing guests and developers more flexibility. The openness of our new studio design also will appeal to a broad range of customers seeking ample space for work or leisure surrounded by the comforts of home." Holthouser noted that developer response has been very favorable since the introduction of the new Homewood Suites by Hilton prototype last year. The brand already has 28 new prototype properties currently under development with a target of growing the brand by 30 percent within the next two years. "Developers tell us they especially appreciate the flexibility offered in the prototype's design, which allows for adaptation of the hotel's layout in accordance with the site, and then the reduced real estate needed for construction," he said. If needed, developers can adjust the ratio of two-room suites to studio suites to maintain development costs and to comply with local building codes and ordinances. The new prototype only requires approximately 2.9 acres of land as opposed to the 4 to 5 acres necessary for the brand's older prototypes. Homewood Suites by Hilton also attributes its surge in development interest to its developer incentive program. "Our Millennium Package was introduced at the launch of the new prototype and includes reduced royalties during the important ramp-up period, paying the director of sales' first-year salary when hired six months before the hotel's opening, and a generous opening advertising and public relations support program," Holthouser added. "The new prototype and Millennium Package are only two elements of the
brand's re-engineering program to make the franchise more appealing for
both developers and consumers," said Holthouser. Under Hilton, the brand
has been re-energized by the addition of the Hilton name, the Hilton HHonors
program, a worldwide sales force and centralized reservations system. Combined,
these Hilton programs are translating into stronger performance and satisfaction
levels for consumers and developers.
Centrally located in the heart of Sioux Falls at 3620 W. Avera Drive,
the hotel is within a 10-mile radius of many local attractions and businesses,
including Great Plains Zoo, Sioux Falls Regional Airport, University of
Sioux Falls and Hearst Hospital of South Dakota. "The need for hotels that
cater to guests staying five or more consecutive nights exceeds available
supply in Sioux Falls. We were able to utilize the new design and layout
to develop a new hotel that would meet our construction needs and at the
same time, the special needs of these travelers," said Thurman.
