Ideally, Keeling added, the proposed hotel would be constructed simultaneously with the proposed Irving Convention Center.  The hotel will be located adjacent to the convention center, along the western shore of Lake Carolyn.  The Irving Convention and Visitors Bureau will be selling the convention center to conventions in conjunction with room blocks at the proposed hotel, as well as room blocks at other Irving hotels.  The proposed hotel should complement Irving, specifically the Urban Center of Las Colinas, as well as the proposed center.

The City of Irving contracted with PKF Consulting to perform the market feasibility study for the hotel project.  PKF/C will evaluate the RFQ and RFP responses, as well as assist the city in negotiations with the designated developer of the hotel.

The City of Irving borders Dallas and Fort Worth and is the home of Texas Stadium and the five-time world champion Dallas Cowboys.  The National Hockey League�s Dallas Stars practice in Irving at the Dr. Pepper StarCenter.  Irving also hosts the PGA Tour�s Verizon Byron Nelson Classic each year, held at the Four Seasons Resort and Club in Las Colinas.

Deadline to submit RFQ responses is March 27, 2001, and the deadline to submit questions is March 12, 2001.
