Sucre Asset plans mixed development (Bangkok Post, Thailand)

May 08--Major shareholders of Khon Kaen Sugar Industry Plc (KSL Group) plan to develop a condo and hotel in Khao Yai, a villa project in Chiang Rai and an office building on Asok Road.

Dhanadon Sujiphinyo, managing director of Sucre Asset Co, the group's property subsidiary, said the condo and villa will be developed together with a hotel to facilitate buyers for each project.

"We experienced a lonely stay at a resort in a housing estate ourselves. Even during weekdays or non-holiday periods, there were very few people, and sometimes none stayed nearby," he said, adding the proximity of the residences and hotels will keep people from being lonely.

This business model is not new to the group as it owned and operated the 200-room Jomtien Garden Hotel & Resort in Pattaya, together with sales of 65 townhouses near the hotel since 1996.

Dhanadon: Plan will prevent loneliness

The company plans to launch the 170-million-baht phase two of Sucre Khao Yai condos, comprising 46 units sized 45-202 square metres and priced 2.7 to 15 million baht a unit, or 65,000 baht per sq m, starting next Friday.

The phase will be located on a one-rai site on Phan Suek-Kud Khla Road, seven kilometres from an entrance to Khao Yai National Park. If phase two sells out, the company will launch the next phase with 20 units.

Phase one is on a one-rai site with 36 units worth 190 million baht. It has three units still for sale after launching a few months ago.

At the same location, Sucre Asset will develop a 52-room hotel with an investment of 120 million baht. Dubbed Splendid at Khao Yai, the hotel will have a room rate of 5,000 to 6,000 baht a night.

Besides Jomtien Garden Hotel, the group has another two hotels in Pattaya: Splendid Resort at Jomtien with 200 rooms and A.A. Villa Hat Wong Phra Chan with 45 bungalows.

The group has a plot sized over 100 rai in Mae Chan, Chiang Rai, where it plans to develop a hotel and villa project targeting foreign retirees.

In Bangkok, the group plans to close Bangkok Boutique Hotel worth 400 million baht on Asok Road in July after operating it for five years, in order to develop a 32-storey office building on a larger plot.
