| Geneseo, NY - January 19, 2001 - From January through May 2001, Hunt
Valley Inc. will be running an Essay Contest to determine who the FUTURE
OWNERS of the Oak Valley Inn will be!!
This building, c.1868 has been renovated into 15 guest rooms. It also
comprises a kitchen, common and dining areas, Innkeepers quarters, and
a completed lower level, rented to the Livingston County Chamber of Commerce.
This building of 12,000 square feet is completely remodeled and valued
at over $900,000.00 It is connected to a second building of the same size,
which needs renovation. Both are situated on 3+/- acres in
the Village of Geneseo, New York and are supplied with all public utilities.
| The time has come to pass ownership of the Oak Valley Inn on to someone
new. In the tradition of the Inn, we have come up with something a little
less than ordinary for our final sale. Rather than simply selling the business,
we are giving it away, to the lucky, and talented, winner(s) of the Oak
Valley Inn Essay Contest.
That's right, send us an essay of 150 words or less, and an entry fee
of $500, and this beautiful, historic inn, including most furnishings,
may be yours - if you are the lucky winner. Your essay should answer the
question:

This Essay Contest is open to all individuals that comply to the contest

Upon receipt of a minimum number of Essays a winner, will be chosen.
You would be able to start out in business with NO MORTGAGE, NO DEBT, and
a 10 year established business.
The Winner will have a choice of Ownership of the Oak Valley Inn or
$100,000.00. The choice might be yours for only an Essay and a $500.00
entrance fee.
With an additional building available for expansion, think of what you

The property of the Oak Valley Inn is comprised of 2 brick structures,
and 1 wood frame building set behind. All of which sits on 3 +/- acres,
within the Village of Geneseo, NY. The property has all public utilities,
and is bordered by Livingston County property, creating a park-like setting.
The Inn itself is setback from the main highway about 800 feet.
The Oak Valley Inn has 15 guest rooms. 2 guest rooms are 2 room suites.
All of the guest rooms have private baths, heating and air conditioning,
T.V.s, most have phones. There is a separate dining and common area for
the guests to use. There are two private areas for the Innkeeper on the
premises.
The Oak Valley Inn has offered quiet country elegance for the last 10
years. This business venture which has a yearly gross income in excess
of $100,000.00 could be yours if you are the winner of the Oak Valley Inn

History
| The Almshouse was built on this side of the road in 1849
to render services to the poor and needy. The land purchased for this house
included 136 acres on both sides of the old Canandaigua Road.
In 1850, "about 13 chains from the original site" a new
three-story brick building was completed. There were quarters in the center
section for the Poorhouse Keeper, Almeron Howard and his family. There
were two wings and a basement containing eighty-one rooms for lodging the
poor (and several more for the infirmed). Building construction included
twelve fireplaces. By 1860, due to the expanded population of one-hundred
and six, a building was deemed necessary.
A two-story brick building (now the Inn) was constructed
to the west, about 1868, with an addition added in 1873 that could accommodate
another 50 people.
On February 6, 1868, a tragic fire took place that was
reported by the "Livingston Republican" newspaper (in true Victorian fashion)
to be 'one of the most terrible calamites ever to befall its village.'
Five people perished. Since there was not enough water on the premises,
nothing could be done. The cause of the fire remained undetermined.
The western most building of the three was ready for use
on January 1, 1880 with space for forty-four. The building, made of brick
with intricate metal trim and a slate roof, was modern for its time as,
by 1905, it contained gas lights.
In 1964, new buildings were constructed nearby and the
house closed. In 1989, these buildings were aquired from the county to
be opened in 1990 as a country inn, with proprietors Keith and Marilyn

Essay Contest Rules
1) All essays MUST be a maximum of 150 words in length, submitted in
English, and must answer the question: “WHY I AM “INN”SHAPE TO BE THE INNKEEPER
OF THE OAK VALLEY INN?” The essay itself will be the only thing judged
for length, grammatical accuracy and imaginative content. Any essay of
151 words will be disqualified. Your essay can be in any form (i.e., joke,
poem, etc.) - your imagination is encouraged. What stands out, gets remembered.
It will also be appreciated by the group of Judges, as they sort through
a minimum of 2,800 entries and select a winner. All Essays should be on
a separate sheet of paper. No names or addresses shall be on this page.
All entries will be given a number so the Judges will have no identifying
marks.
2) All Essays must be submitted with an entry fee of US $500.00. No
entries submitted without the entrance fee will be considered. All checks
and money orders should be made out to Oak Valley Inn, FBO Essay Contest,
and mailed to, Oak Valley Inn Essay Contest, PO Box 542, Geneseo, NY 14454,
Please NO Cash!! This account will be kept at HSBC Bank, Geneseo, NY ,
and administered by an independant, non-affiliated third party. (Any interest
that may acrue will be used for costs affiliated with this contest)
3) Only one essay may be submitted by an individual, however, entries
may be submitted by other family members along with the required entry
fee for each submitted entry.
4) All essays must be postmarked by May 31, 2001, and received by us
no later than midnight EST, June 15, 2001. The winner will be announced
on June 30, 2001. However, the contest organizers reserve the right to
postpone this announcement by 30 days. (you would not want the judges to
be hasty, would you?) We strongly encourage you to enter early! We are
not responsible for late, mis-addressed, or lost entries. If you would
like confirmation of your entry, send it via Certified Mail, FedEx, etc.
5) Entries that are disqualified due to length (over 150 words) or untimeliness
(received after June 15, 2001) will not be eligible for the return of entry
fees, unless the contest is canceled due to insufficient total entries
received by the deadline date. The Inn will not be awarded unless a minimum
of 2800 entries are received by June 15, 2001.
6) In the unlikely event that the 2800 entries are not received by the
June 15, 2001 date, the owners of the Oak Valley Inn reserve the right
to extend the deadline date (no more than 6 months) or cancel the contest
entirely. In the event of cancellation, all entry fees will be refunded,
less $20.00. All entries become the property of the contest promoters after
June 15, 2001 or at the closing of the contest.
7) This contest is open to all, anywhere in the world, (except of course
where it is prohibited by law, in which case it is null and void)
8) The winner of Oak Valley Inn will be awarded fee-simple title to
the Inn and property upon completion of closing -or- the winner at the
time of notification has the option to take the $100,000.00 instead.
9) No member of the owners, workers, Attorney’s or Judges families are
eligible for this contest.
10) The winner will be solely responsible for all income and transfer
taxes related to the winning of the Inn. The value will be listed at $1,400,000.00
The winner will be required to sign a release of liability upon the transfer
of the deed.
11) All mortgages and taxes will be paid on or before the closing by
the current Owners. You will recieve a Mortgage free and Debt free, fully
operational business. All paperwork for subdivision, survey maps and deed
corrections will be ready at that time as well and in the hands of our
attorneys.
